Job Description MAINTENANCE WORKER Job Function:    Maintain and repair the home, grounds, equipment and vehicles                  in proper, safe and homelike condition  Supervises:      No One Reports to:      Executive Director Primary Duties: 1. Ensure implementation of an effective preventative maintenance program for  the interior/exterior of home and equipment as necessary and/or approved.  2. Ensure proper approval/notification from Administrator for any repairs,  modifications, or use of outside vendors.  3. Conduct timely follow-up for entries on the maintenance request log.  4. Maintain an adequate inventory of maintenance supplies by completing  inventories and ordering from vendors as listed on the Repair Information  Resource (Form# GA-67).  5. Inspect, maintain, and test all Life Safety equipment in accordance state and  federal regulations, and home policies and procedures.    6. Ensure appropriate records of test results and inspections are complete,  accurate, and maintained within the home for inspection.  7. Obtain and maintain any necessary certifications/trainings required by the  organization, and maintain records of such training.  8. Attend corporate training sessions as requested by your supervisor.  9. Scheduling and supervise all contractual maintenance services and repairs.  10. Maintain landscape and home property, following seasonal requirements.  11. Maintain the home vehicle(s) in accordance with manufacturer’s  specifications and home policies/procedures.  12. Ensure maintenance manual is current, accurate, and available at all times.  13. Other duties as assigned by the Executive Director.  Qualifications for the Maintenance worker shall be: Education:  High School Diploma or GED. Substitute for Education:  Qualifying work experience with proven job skills. Requirements: Maintain a valid Driver’s License Demonstrate functional 8th Grade literacy through standardized exam Maintain acceptable status under the Healthcare Workers’ Background Check Act Physical Demands:    The physical demands described here are representative of those  that must be met by an employee to successfully perform the  essential functions of this job.  Reasonable accommodations may  be made to enable individuals with disabilities to perform the  essential functions.    The employee must occasionally lift and/or move, push and/or pull  up to 20 lbs. Specific vision abilities required by this job include  close vision, depth perception, and ability to adjust focus.  While  performing the duties of this job, the employee is regularly  required to use hands to finger, handle or feel; reach with hands  and arms; talk or hear and smell. The employee is required to  move frequently and occasionally required to stoop, kneel, crouch,  climb, balance, or crawl.  The employee is frequently required to  sit for extended periods of time.   The employee must be able to assist in the evacuation of  individuals in emergency situations. The employee must possess  emotional stability to deal with stressful situations on a regular  basis and the ability to deal with illness, death, and dying.
